How many Australians have a stake in an investment property?

The latest available statistics from the Australian Taxation Office (ATO) for the 2015-2016 financial year (released April 2018) show that there were 2,097,392 individuals who held an interest in a rental property during the 2015-2016 income year.
Note: An interest in a property means the property is solely owned, jointly owned or part-year owned.
This is where the data get interesting! When we look at the break-down of the 2,097,392 individuals by the number of investment properties owned, it highlights a few interesting points….

Whilst we all have our own reasons for investing in property, some of the most common reasons I hear from clients are: “to create wealth”, “to generate a passive income for retirement” or “so we can retire early”.... To achieve any of these goals via property investing, it will require more than one investment property (depending on your age, desired passive income & personal circumstances this would normally mean somewhere between 3-10 properties) so why does the breakdown in the info-graphic above show that 90.15% of individual property investors only own two or less investment properties? Did they buy the right asset in the right location at the right time to suit their personal circumstances, did they have a property investment strategy, did they have a plan or did they just buy an “investment” property out of a glossy brochure or a house in an area near where they live or where they holiday and hope for the best….?
