How we select investment grade suburbs:
Growth Prospects: We look at things like previous property cycles, buyer sentiment, supply and demand, local economy, population growth, employment and infrastructure
Demand: Each suburb has to currently be or will soon be a desirable place to live and one where a large tenant base will create long-term rental demand
Improvements: Planned, underway or recently completed major projects including infrastructure, gentrification and urban renewal
Economy: The area needs to have a growing diverse economy that will support wages growth and growing disposable incomes
Affordability: Find suburbs with competitive prices, either for the base of people they appeal to or compared to those neighbouring areas with a similar offering
